The Grinnell is an infill urban affordable housing community designed for families and individuals with special needs, including those with intellectual or developmental disabilities (I/DD). It consists of 63 units, including studios, one- and two bedroom apartments, and a manager’s unit. 12 homes are specifically designated for households with members who have I/DD. The building partners with Creative Growth, an Oakland non-profit that supports artists with I/DD, by offering gallery space on the ground floor. Community spaces include a Community Room for gatherings, a 2nd floor deck, and a large, landscaped 6th floor deck with garden beds for community gardening. Various public Funding sources were obtained for the project. The building achieved LEED Platinum Certification. HKIT Architects provided interior design services for the project. Construction was completed in 2024 at a cost of $29M.
