Designed in conjunction with Mayers Architecture, Piper Way provides 60 units of affordable senior independent living apartments in Redding, CA. The building was designed to preserve a seasonal native riparian zone and wetlands, which is the central focus of the spacious covered and open outdoor terraces and resident-tended vegetable garden. Although the land was previously undeveloped, it is an infill suburban site adjacent to existing single-family homes. To blend in with the neighborhood, the building is broken into house-sized portions, with roof forms designed to maximize solar PV and thermal systems. A community room with kitchen, lobby, support service offices, art room, and informal gathering spaces complete the program. The building achieved Greenpoint rated Gold classification. Construction was completed in 2025 at a cost of $23M.
